Building Surveyor (Outside IR35)

We are seeking a skilled and experienced freelance Building Surveyor to conduct fabric condition surveys of schools. The successful candidate will be responsible for assessing the condition of school buildings, identifying any defects or maintenance requirements, and providing detailed reports to inform maintenance plans and budgeting decisions. This role offers flexibility and can accommodate the surveyor's diary, with a long-term contract spanning multiple years. Rates are fixed based on the size of the schools, and this position falls outside of IR35 regulations.

Key Responsibilities:

  • Conducting thorough fabric condition surveys of school buildings, including assessment of structural elements, roofs, walls, windows, and doors.
  • Identifying defects, deterioration, or damage to building fabric and components.
  • Recording survey findings accurately and comprehensively.
  • Producing detailed survey reports outlining observations, recommendations, and prioritized maintenance requirements.
  • Liaising with school staff, administrators, and other stakeholders as necessary.
  • Collaborating with the client to develop maintenance plans and budgets based on survey findings.
  • Ensuring compliance with relevant regulations and standards.

Requirements:

  • Proven experience as a Building Surveyor, with specific experience in fabric condition surveys.
  • Strong knowledge of building construction, materials, and defects.
  • Excellent attention to detail and analytical skills.
  • Ability to work independently and manage own workload effectively.
  • Effective communication skills, both written and verbal.
  • Relevant professional qualifications and certifications.
  • Experience working with educational institutions or similar sectors is advantageous but not essential.
