JOB TITLE: Landlord Support Officer

LOCATION: Hounslow (West London)

PAY RATE: £20.44 paye / £26.59 umbrella (Per Hour)

DURATION/HOURS: 3 months (possible extension)/ Mon-Wed 18 hours (3 days)

START DATE: ASAP

Full UK Drivers License required

Role purpose:

  • You are a frontline professional delivering a first class, modern and flexible service to private sector landlords and some of the most vulnerable people in the Borough. You are outcome focussed and seek to achieve successful outcomes by implementing bespoke solutions to complex problems.
  • You are highly organised to manage your own workload, ensuring property lettings and private sector lease arrangements run smoothly. You have an expert knowledge of incentive packages available to private landlords and a good understanding of benefits and access to financial support for tenants. You carry out property inspections, viewings and sign ups as required across different tenures and provide information, advice and support with moving arrangements.
  • You provide a combination of customer facing contact with landlords and residents in person, via telephone and email, ensuring records are accurate and up to date at all times. You are highly motivated to support landlords resolve tenancy issues while also identifying tenants at risk of homelessness. You work collaboratively across the service and with other professionals to achieve individual outcomes for residents while supporting the shared goals of the council.

Key accountabilities:

  • Carry out property inspections, viewings, and sign ups to maximise opportunities to move people into accommodation to minimise void times for landlords and prevent or resolve homelessness.
  • Provide accurate information and advice on various schemes available to property owners, private landlords and managing agents and use creative and innovative negotiation skills to secure and retain business opportunities with private landlords.
  • Be a dedicated point of contact for private sector landlords who are letting their properties under Private Sector Leasing Schemes or Direct Lets, complete new and renewal lease agreements and be responsible for ensuring agreements are accurate and payments to landlords are timely and accurate.
  • Work in a person-centred way, gathering information to enable holistic assessments to be carried out and balance the needs of landlords and tenants, working with other agencies to ensure those needs are met.
  • Utilise IT systems to retrieve, record and update information promptly and accurately and contribute to corporate and external data returns as required.
  • Ensure the effective administration of private landlord schemes and research and maintain statistical data on local and national property market conditions and trends.
  • Participate in promotional campaigns and landlord forums, support project work and new initiatives and be knowledgeable to advise landlords on a wide range of issues.
  • Work effectively in a changeable environment to achieve targets and service objectives with competing priorities, while assisting to continuously improve our service offer to meet changing needs and integrate digital solutions.
  • Participate in service rotas, responses to emergency situations, undertake other duties commensurate with the purpose of the post and assist in the conduct of elections when required to do so.

Knowledge, skills & experience:

  • You have experience of working in a customer orientated environment involving complex and diverse client groups and can understand and apply relevant legislation in your day to day work, including landlord and tenant law, homelessness and welfare benefits, while effectively managing customer expectations.
  • You are an excellent communicator to engage effectively with a broad range of people to influence, negotiate, persuade, building trusting relationships and devising value for money solutions to complex problems.
  • You work independently, proactively and flexibly, while being highly organised to prioritise conflicting demands, making effective use of IT systems to record concise, factual, information and data.
  • You are able to travel independently around the Borough to carry out property inspections and accompanied viewings and work from different locations as required.
