Are you a seasoned Pre-Construction Manager or a Project Manager seeking to transition into the Pre-Construction realm? We're offering an exciting opportunity for a Pre-Construction Manager to join our energetic and innovative team in London. Candidates should possess a background in Construction or Civil Engineering.

The Pre-Construction Manager will be responsible for overall coordination and input into tender opportunities and the lead on the pre-construction phase ensuring client requirements are fully addressed and represented in our offering whilst ensuring best value and engineered to meet client budget constraints and commercial delivery strategy.

Key Accountabilities to include but not limited to:

  • Review tender documents comprehensively to grasp tender requirements. Compile tender queries from the bid team, communicate with the client, and maintain a register for incorporating responses into our proposal
  • Collaborate with the Proposals Manager to determine technical deliverables for submission, assigning owners for monitoring. Develop tender period programs for complex tenders/PCSAs and ECI, exploring alternative design, specification, and methodology
  • Organize Risk, Opportunities, and Value Engineering workshops, record outcomes, and incorporate findings into submissions or internal considerations
  • Attend mid/post-tender client meetings as needed, preparing presentations to articulate our proposal and liaising with construction staff for project feedback
  • Manage design proposals' development and implementation, ensuring alignment with customer requirements, budget, and time constraints
  • Review key packages with estimators and suppliers, ensuring compliance with works information and integrating alternative offerings from the supply chain into our proposals
  • Coordinate and brief the Design Team and third-party design teams to meet customer specifications
  • Lead the pre-construction and construction design deliverables program's development and management
  • Lead the coordination and production of design data, project deliverables, reports, and documentation during the ECI/PCSA stage, reporting progress against deliverables
  • Develop method-related temporary works schedules in collaboration with planners and estimators
  • Provide technical supporting information required for the tender, such as Contractors Proposals, Risk register, and Methodology
  • Act as the business lead throughout the tender period and post-tender negotiations, and during the PCSA/ECI phase, working closely with the delivery team
  • Undertake a Conditions of Contract review and summarize key concerns in our Contractors Proposals submission
  • Contribute to the development of systems and processes to enhance and streamline the pre-construction function
  • Proactively cultivate and maintain positive relationships with the supply chain, consultants, and customers to uphold the company's reputation

Experience/Knowledge:

  • Proven record in actively managing construction projects
  • Held similar position previously
  • Previous experience of managing bidding processes within the Construction industry
  • Proven track record of leading bids for or on behalf of private and public clients
  • In depth knowledge of best practice solutions and optimisation of innovative ideas
  • Working knowledge of pricing, programming and quantification methods is required. Experience of leading a team within the Construction Industry

  • Meticulous, organised, pro-active with positive attitude and willing to learn
  • Strong interpersonal and communication skills
  • Ability to form effective relationships with partners under time pressure
  • A desire to continuously pursue innovation and development, with a focus on the customer and the business is required
  • Proficiency in IT, numeracy and MS Office Basic & Planning Systems
  • Constantly striving to improve and exceed expectations ensuring safety and quality are never compromised

Qualifications:

  • Membership of a relevant professional body and/or relevant professional qualification, such as ICE/MCIHT/RICS/CIOB/RIBA/ICE/CIBSE is desirable
